Frequently Asked Q & A ServiceAccess When a seller transfers their existing termite contract to the buyer, how would the ServiceAccess Termite/Mold contract benefit the buyer? A. If the buyer wants a current termite agreement without mold coverage have them sign the decline coverage form for your files. If they want to convert to the ServiceAccess agreement they need to make application and pay the fee. What if the new owner discovers termites or mold months after the move in date? A. With a ServiceAccess agreement they are covered. They must notify us through the toll free number and we will dispatch the service provider to the property within twenty-four hours. Does ServiceAccess do an inspection? A. We provide a service treatment for mold prevention in high moisture areas during the initial stage of the agreement. The applicator will also determine if the property qualifies or must be treated before coverage begins. Upon annual renewal we provide an inspection of the property. We do not provide a pest inspection as a settlement service. If the homeowner has a ServiceAccess Termite/Mold Agreement and they discover mold spores in the home, how is treatment covered? A. After a fifty-dollar deductible ServiceAccess dispatches a licensed and insured technician to determine the treatment required under the terms and conditions of the agreement. A. When you have an accept or decline signature by both the buyer and seller you have offered coverage this gives you a defensible position in case they were to bring legal action at a later date. Your E&O coverage does not provide for termites and mold issues. Insurance policies and home warranties exclude termites and mold from their coverage. If I represent the buyer, when should I make him or her aware of the agreement? (Real Estate Agent) A. You should provide information about the coverage available to the buyer under the agreement and they may wish to add this to a condition of purchase. No home should be without this coverage. The majority of termite only contracts are transferable at the option of the company and then after a booster treatment with no mold coverage. What if I represent the seller? (Real Estate Agent) At listing you should inform the seller of the coverage available under the agreement and secure accept or decline signature at that time. If they select and pay for the coverage it will be transferred to the buyer at closing at no additional charge. If they wish for the coverage to begin at closing it may be paid from closing escrow. How is this better than a standard termite agreement? A. There is coverage for mold in addition to termites which is an added value to clients. Explain why this agreement is a benefit? Termite inspections are only good for the day of the inspection and the inspector can only see 30% of the structure. Fact: termites and mold spores may develop after the sale and ServiceAccess coverage can minimize the costly upfront expense associated with protection against termites alone. |
